Frequently asked questions.
Clear, direct answers on buying, selling, renting and investing in Qatar — and on keeping your property running well.
Buying, Selling & Investment
How do I sell my property in Qatar?
Start with an accurate valuation, then market the property to qualified buyers through a licensed agency. Makan handles valuation, marketing, viewings and negotiation, and manages the transfer paperwork so the sale completes smoothly. Speak to us for a free, no-obligation property valuation in Qatar.
Does Makan offer a free property valuation in Qatar?
Yes. We provide a free, market-based valuation for residential and commercial property in Doha, Lusail, The Pearl and across Qatar, benchmarked against current comparable evidence.
Can foreigners buy freehold property in Qatar?
Yes. Foreign nationals can own freehold property in designated zones with 100% ownership, and leasehold rights in many other areas. We advise foreign buyers on which zones qualify and on the full purchase process.
Which areas in Qatar allow 100% foreign ownership?
Designated freehold zones include Lusail, The Pearl-Qatar and West Bay (Legtaifiya), among others. Buying property in Lusail City with 100% ownership is one of the most popular routes for international investors — we can confirm the current schedule of freehold zones for your specific requirement.
How does property investment qualify for Qatar residency?
Property ownership at certain value thresholds can qualify the owner (and family) for residency in Qatar, with higher thresholds linked to permanent-residency benefits. We can outline the current thresholds and connect you with appropriate legal advisors.
Are there off-plan projects in Qatar in 2026?
Yes. Off-plan projects continue to launch across Lusail and other growth corridors, often with staged payment plans. We help investors assess off-plan opportunities on the numbers — developer track record, handover risk and projected yield.
What rental yields can I expect from property in Qatar?
Net yields vary by asset type, location and management quality. Across our advised acquisitions we target high-yield, well-located stock and underwrite conservatively. We benchmark expectations against Knight Frank, ValuStrat and KPMG data before you commit.
Renting — Residential & Commercial
How do I find commercial office space for rent in West Bay, Doha?
Tell us your size, budget and timeline, and we shortlist suitable Grade-A and Grade-B offices for rent in West Bay and across Doha, arrange viewings, and negotiate the lease terms on your behalf.
Can Makan help me rent retail shops or a showroom in Doha?
Yes. We handle retail shops, commercial showrooms and F&B units for rent in Doha — matching footfall, frontage and fit-out requirements to the right location.
Do you handle warehouse leasing in Qatar?
Yes. We source warehouses and logistics space across Qatar, including the industrial areas and free-zone locations, for storage, distribution and light manufacturing.
How quickly can Makan lease my vacant apartment or villa?
With the right pricing and presentation, well-located residential stock in Doha typically lets quickly. We market across the right channels, vet tenants, and manage the contract — then handle ongoing property management if you wish.
Do you offer furnished apartments for rent in Doha?
Yes. We list and source furnished and unfurnished apartments for rent across West Bay, The Pearl, Lusail and central Doha to match your budget and lease length.
What documents do I need to lease commercial premises in Qatar?
Typically a valid commercial registration (CR), trade licence, authorised-signatory ID and a security deposit. We confirm the exact checklist for your specific premises before you sign.
Holiday Homes & Short-Stay
What is a Qatar Tourism Holiday Home licence?
It is the official licence that permits a residential unit to operate as a short-stay Holiday Home. The licence runs for five years, and operating without it carries significant penalties. Makan manages the licensing process end-to-end.
Which zones allow Holiday Home short-stay rentals in Qatar?
Permitted zones include The Pearl-Qatar, Lusail and Msheireb, among others. We confirm eligibility for your specific unit before recommending a conversion.
Is a Holiday Home more profitable than annual leasing?
For appropriately located villas and apartments, our modelling shows a meaningful economic uplift over a standard annual lease — after operating costs. We run the numbers on your specific property so you can compare like-for-like.
Property & Facilities Management (HSE)
What does property management with Makan include?
Rent collection, tenant relations, maintenance coordination, vendor and contractor management, compliance, and clear owner reporting — the full operational life of the asset, handled for you.
How often should commercial storefront glass be cleaned in Qatar?
In Qatar's dusty, high-UV climate, exterior storefront and facade glass should be cleaned at least every two weeks for street-level retail, and weekly for high-footfall frontages, to protect appearance and avoid mineral etching from dust and hard water. High-rise glazing is typically on a quarterly professional rope-access cycle.
Why does my ground-floor washroom smell in summer, and how do I fix it?
The most common cause is a dry P-trap: in summer the water seal in a little-used floor drain or WC trap evaporates, letting sewer gas back into the room. Flushing the drains and traps with water weekly through the summer restores the seal. If the odour persists after flushing, it usually points to a venting issue that needs a plumber.
How often should chilled-water and HVAC systems be serviced in Qatar?
Given near year-round cooling load, HVAC and chilled-water systems should be on a planned preventive maintenance (PPM) schedule — typically monthly inspections of key plant and quarterly deeper servicing, with filters checked far more frequently in dusty conditions. Proactive PPM lowers energy cost and prevents summer breakdowns.
What are the fire-safety requirements for commercial buildings in Qatar?
Commercial premises must maintain compliant detection and alarm systems, extinguishers and emergency lighting, clear escape routes, and regular inspection records in line with Qatar Civil Defence (QCDD) requirements. Makan coordinates the inspections and keeps the compliance records owners need.
How can I reduce cooling costs in a Doha commercial property?
Clean coils and filters, correct thermostat setpoints and scheduling, sound building sealing, and a disciplined PPM regime together make the biggest difference. We assess the asset and recommend the measures with the best payback.
What is preventive (PPM) maintenance and why does it matter?
Planned Preventive Maintenance is scheduled servicing carried out before equipment fails, rather than reacting after a breakdown. In Qatar's climate it is the single most effective way to protect asset value, control cost and keep tenants satisfied.
